Founder/FUBU
Daymond John said this is one of his most-recommended books. [source]
@seundavidpaul 👏👏👏👏👏 This is a great book [source]
This is a 1920s classic version of How To Get Rich. The ancestor of all the pale imitations, like Rich Dad/Poor Dad, that came since. And while I scoffed at plenty of the allegories from ancient Babylon that presents the lessons, it was still a neat package. And at least ancient Babylon is a more interesting backdrop for teaching lessons about money than some suburban house flipper. I ended up liking it more at the end than I did at the beginning. It’s also a really interesting tie-in with that debt history book. [source]
4The One Thing: The Surprisingly Simple Truth Behind Extraordinary Results
Charles Poliquin recommended this book in the book "Tools of Titans". [source]
For career books, I'll focus on more overarching themes. You can get books on particular skills you need for a given job, but these books will help having the right mindset for a career and how work should fit into the greater story of your life. For focus: The One Thing by Gary Keller. [source]
Reading improved my self-discipline and consistency. It helped me to focus on the right things. This book, in particular, opened my eyes to how extraordinary results can be achieved – The ONE Thing by Gary Keller. [source]

13Trump: The Art of the Deal
TRUMP ON TRUMP: “I like thinking big. I always have. To me it’s very simple: if you’re going to be thinking anyway, you might as well think big.”
And here’s how he does it: the art of the deal.
Beginning with a week in Trump’s high-stakes life, Trump: The Art of the Deal gives us Trump in action. We see just how he operates day to day—how he runs his business and how he runs his life—as he chats with friends and family, clashes with enemies, efficiently buys up Atlantic City’s top casinos, changes the face of the New York City skyline . . . and plans the tallest building in the world.
TRUMP ON TRUMP: “I play it very loose. I don’t carry a briefcase. I try not to schedule too many meetings. I leave my door open. . . . I prefer to come to work each day and just see what develops.”
Even a maverick plays by rules, and here Trump formulates his own eleven guidelines for success. He isolates the common elements in his greatest deals; he shatters myths (“You don’t necessarily need the best location. What you need is the best deal”); he names names, spells out the zeros, and fully reveals the deal-maker’s art: from the abandoned property that became the Jacob K. Javits Convention Center to the seedy hotel that became the Grand Hyatt; from the race to rebuild Central Park’s Wollman Skating Rink to the byzantine saga of the property that became Trump Tower. And throughout, Trump talks—really talks—about how he does it.
TRUMP ON TRUMP: “I always go into a deal anticipating the worst. If you plan for the worst—if you can live with the worst—the good will always take care of itself.”
Donald Trump is blunt, brash, surprisingly old-fashioned in spots—and always, always an original. Trump: The Art of the Deal is an unguarded look at the mind of a brilliant entrepreneur and an unprecedented education in the art of the deal. It’s the most streetwise business book there is—and a sizzling read for anyone interested in money and success.

17Finding Chika: A Little Girl, an Earthquake, and the Making of a Family
Chika Jeune was born three days before the devastating earthquake that decimated Haiti in 2010. She spent her infancy in a landscape of extreme poverty, and when her mother died giving birth to a baby brother, Chika was brought to The Have Faith Haiti Orphanage that Albom operates in Port Au Prince.
With no children of their own, the forty-plus children who live, play, and go to school at the orphanage have become family to Mitch and his wife, Janine. Chika’s arrival makes a quick impression. Brave and self-assured, even as a three-year-old, she delights the other kids and teachers. But at age five, Chika is suddenly diagnosed with something a doctor there says, “No one in Haiti can help you with.”
Mitch and Janine bring Chika to Detroit, hopeful that American medical care can soon return her to her homeland. Instead, Chika becomes a permanent part of their household, and their lives, as they embark on a two-year, around-the-world journey to find a cure. As Chika’s boundless optimism and humor teach Mitch the joys of caring for a child, he learns that a relationship built on love, no matter what blows it takes, can never be lost.
Told in hindsight, and through illuminating conversations with Chika herself, this is Albom at his most poignant and vulnerable. Finding Chika is a celebration of a girl, her adoptive guardians, and the incredible bond they formed—a devastatingly beautiful portrait of what it means to be a family, regardless of how it is made.

I would definitely recommend it to everyone who wants growth. Be focused and keep fueling the fire of success with your tries and learnings! [source]
I love what Grant Cardone writes in The 10X Rule, "wouldn't coming up short on a 10X target accomplish more than coming up short on one-tenth of that goal?" In other words, he says it's better to fall short of a one million dollar goal than a $100,000 goal. [source]

24The Unofficial Guide to Real Estate Investing (Unofficial Guides)
25The Advanced Guide to Real Estate Investing: How to Identify the Hottest Markets and Secure the Best Deals
If you're interested in real estate investing, you may have noticed the lack of coverage it gets in mainstream financial media, while stocks, bonds, and mutual funds are consistently touted as the safest and most profitable ways to invest. According to real estate guru Ken McElroy, that's because financial publications, tv and radio programs make the bulk of their money from advertising paid for by the very companies who provide such mainstream financial services. On the other hand, real estate investment is something you can do on your own--without a large amount of money up front. Picking up where he left off in the bestselling ABC's of Real Estate Investing, McElroy reveals the next essential lessons and information that no serious investor can afford to miss. Building on the foundation of real estate investment 101, McElroy tells readers:
How to think--and operate--like a real estate mogul
How to identify and close expert deals
Why multifamily housing is the best real estate investment out there
How to surround yourself with a team that will help maximize your money
How to avoid paying thousands in taxes by structuring property sales wisely
Important projections about the future of real estate investment
26Rich Dad's Cashflow Quadrant: Rich Dad's Guide to Financial Freedom
Rich Dad’s CASHFLOW Quadrant is a guide to financial freedom. It’s the second book in the Rich Dad Series and reveals how some people work less, earn more, pay less in taxes, and learn to become financially free.
CASHFLOW Quadrant was written for those who are ready to move beyond job security and enter the world of financial freedom. It’s for those who want to make significant changes in their lives and take control of their financial future.
Robert believes that the reason most people struggle financially is because they've been spent years in school but were never been taught about money. Robert’s rich dad taught him that this lack of financial education is why so many people work so hard all their lives for money… instead of learning how to make money work for them.
This book will change the way you think about jobs, careers, and owning your own business and inspire you to learn the rules of money that the rich use to build and grow their wealth.
The business book series that set me on the path to entrepreneurship is from Richard Kiyosaki - from Rich Dad, Poor Dad to the Cashflow Quadrant, and his other books. My paradigms shifted after reading those books and made me decide that in order to achieve some arbitrary financial goals, what I was doing at that point in time (being a company lawyer) wasn't going to enable me to reach those goals, and therefore that I should go into the B (business) quadrant since I was more interested in that than the I (investor) quadrant. [source]
Yes, when I read the Cashflow Quadrant, it helped me understand that I needed to transition from a space of being self-employed into either being a business owner or an investor. I became a business owner and have been creating passive income from it. [source]

32All the Devils are Here: The Hidden History of the Financial Crisis
all the devils are here."
-Shakespeare, The Tempest
As soon as the financial crisis erupted, the finger-pointing began. Should the blame fall on Wall Street, Main Street, or Pennsylvania Avenue? On greedy traders, misguided regulators, sleazy subprime companies, cowardly legislators, or clueless home buyers?
According to Bethany McLean and Joe Nocera, two of America's most acclaimed business journalists, the real answer is all of the above-and more. Many devils helped bring hell to the economy. And the full story, in all of its complexity and detail, is like the legend of the blind men and the elephant. Almost everyone has missed the big picture. Almost no one has put all the pieces together.
All the Devils Are Here goes back several decades to weave the hidden history of the financial crisis in a way no previous book has done. It explores the motivations of everyone from famous CEOs, cabinet secretaries, and politicians to anonymous lenders, borrowers, analysts, and Wall Street traders. It delves into the powerful American mythology of homeownership. And it proves that the crisis ultimately wasn't about finance at all; it was about human nature.
Among the devils you'll meet in vivid detail:
• Angelo Mozilo, the CEO of Countrywide, who dreamed of spreading homeownership to the masses, only to succumb to the peer pressure-and the outsized profits-of the sleaziest subprime lending.
• Roland Arnall, a respected philanthropist and diplomat, who made his fortune building Ameriquest, a subprime lending empire that relied on blatantly deceptive lending practices.
• Hank Greenberg, who built AIG into a Rube Goldberg contraption with an undeserved triple-A rating, and who ran it so tightly that he was the only one who knew where all the bodies were buried.
• Stan O'Neal of Merrill Lynch, aloof and suspicious, who suffered from "Goldman envy" and drove a proud old firm into the ground by promoting cronies and pushing out his smartest lieutenants.
• Lloyd Blankfein, who helped turn Goldman Sachs from a culture that famously put clients first to one that made clients secondary to its own bottom line.
• Franklin Raines of Fannie Mae, who (like his predecessors) bullied regulators into submission and let his firm drift away from its original, noble mission.
• Brian Clarkson of Moody's, who aggressively pushed to increase his rating agency's market share and stock price, at the cost of its integrity.
• Alan Greenspan, the legendary maestro of the Federal Reserve, who ignored the evidence of a growing housing bubble and turned a blind eye to the lending practices that ultimately brought down Wall Street-and inflicted enormous pain on the country.
Just as McLean's The Smartest Guys in the Room was hailed as the best Enron book on a crowded shelf, so will All the Devils Are Here be remembered for finally making sense of the meltdown and its consequences.
It comes from The Tempest: “Hell is empty / And all the devils are here”. [source]

The Wealthy Gardener: Lessons on Prosperity Between Father and Son
Soon after he opened his vineyard for business many years ago, the Wealthy Gardener noticed a puzzling fact. Everyone wanted money, but only a few people managed to accumulate it. The reason, he realized, is that most people focus on short term gains instead of achieving lasting wealth.
As he grew old and aware of his dwindling time on this Earth, the Wealthy Gardener began to share his hard-earned wisdom with the financially troubled in his community, patiently mentoring those who asked for his practical advice on the ways of prosperity.
The parable of the Wealthy Gardener is far more than an admonishment to earn more or spend less; it is about timeless principles. As his lessons reveal, financial freedom is a means to power and control over our lives. Without money, we are subject to the demands and whims of others. With money, we are sheltered from the storm, and we can extend that shelter to our loved ones.
Poised to become an intimate financial classic, The Wealthy Gardener will inspire readers to find their own noble purpose and relieve their money worries once and for all. No matter your income level, skillset, or unique economic disadvantages, the lessons in this book will show you the path forward. All you need is the will to work, the desire to succeed, and the motivation to learn.

46At Home: A Short History of Private Life
Bill Bryson and his family live in a Victorian parsonage in a part of England where nothing of any great significance has happened since the Romans decamped. Yet one day, he began to consider how very little he knew about the ordinary things of life as he found it in that comfortable home. To remedy this, he formed the idea of journeying about his house from room to room to “write a history of the world without leaving home.” The bathroom provides the occasion for a history of hygiene; the bedroom, sex, death, and sleep; the kitchen, nutrition and the spice trade; and so on, as Bryson shows how each has figured in the evolution of private life. Whatever happens in the world, he demonstrates, ends up in our house, in the paint and the pipes and the pillows and every item of furniture.

67Flexibility and Real Estate Valuation Under Uncertainty: A Practical Guide for Developers
This book takes a practical "engineering" approach to the valuation of options and flexibility in real estate. It presents simple simulation models built in universal spreadsheet software such as Microsoft Excel(R). These realistically reflect the varying and erratic sources of uncertainty and price dynamics that uniquely characterize real estate. The text covers new analytic procedures that are valuable for existing properties and enable a new, more profitable perspective on the planning, design, operation, and evaluation of large-scale, multi-phase development projects. The book thereby aims to significantly improve valuation and investment decision making.
Flexibility and Real Estate Valuation under Uncertainty: A Practical Guide for Developers is presented at 3 levels. First, it introduces and explains the concepts underlying the approach at a basic level accessible to non-technical and non-specialized readers. Its introductory and concluding chapters present the important "big picture" implications of the analysis for economics and valuation and for project design and investment decision making.
At a second level, the book presents a framework, a roadmap for the prospective analyst. It describes the practical tools in detail, taking care to go through the elements of the approach step-by-step for clarity and easy reference.
The third level includes more technical details and specific models. An Appendix discusses the technical details of real estate price dynamics. Associated web pages provide electronic spreadsheet templates for the models used as examples in the book.
Some features of the book include:
- Concepts and tools that are simple and accessible to a broad audience of practitioners;
- An approach relevant for all development projects;
- Complementarity with the author's Commercial Real Estate Analysis & Investments--the most-cited real estate investments textbook on the market.
Flexibility and Real Estate Valuation under Uncertainty: A Practical Guide for Developers is for everyone studying or concerned with the implementation of large-scale or multi-phase real estate development projects, as well as property investment and valuation more generally.

Throughout his career, Cohen has collected first-hand knowledge from meetings with such real estate titans as Ronald Terwilliger, Sam Zell, Joseph Sitt, and numerous others. 84Irrational Exuberance
The original and bestselling 2000 edition of Irrational Exuberance evoked Alan Greenspan’s infamous 1996 use of that phrase to explain the alternately soaring and declining stock market. It predicted the collapse of the tech stock bubble through an analysis of the structural, cultural, and psychological factors behind levels of price growth not reflected in any other sector of the economy. In the second edition (2005), Shiller folded real estate into his analysis of market volatility, marshalling evidence that housing prices were dangerously inflated as well, a bubble that could soon burst, leading to a “string of bankruptcies” and a “worldwide recession.” That indeed came to pass, with consequences that the 2009 preface to this edition deals with.
Irrational Exuberance is more than ever a cogent, chilling, and astonishingly far-seeing analytical work that no one with any money in any market anywhere can afford not to read–and heed.
85The Real Estate Game: The Intelligent Guide To Decisionmaking And Investment
The real estate “game” is played by people, and it’s the stories of real people that make Poorvu’s introduction to the industry colorful and interesting. You will meet players ranging from real estate moguls to small-scale developers to individual investors in exotic investment instruments. Their stories evolve throughout the book and illustrate how these people—with all their complicated needs, talents, and motives—fit into the larger process and context.
In clear and nontechnical language, Poorvu explains how variables—players, properties, capital markets, and the external environment—come together to influence the shape and outcome of a real estate deal. He explains the time frame for different kinds of real estate investments and walks the reader through the key “periods of play” in the real estate game: concept, commitment, development, operation, reward, and reinvestment.
The Real Estate Game introduces a simple but powerful “back-of-the-envelope” technique for analyzing the financial implications of a potential deal. Using this tool and others, Poorvu shows readers how to use direct investments, syndicates, and REITs to get into the real estate game across a broad range of property types: residential, office, hotel, industrial, and retail.
Offering unique insight into the ways that developers and investors can create value, The Real Estate Game is both a perfect introduction for the novice and an invaluable overview for the experienced professional.

If only it were that simple. Fixing and flipping houses is a business. In order for a business to survive, prosper, and grow, systems must be put in place. Fixing and Flipping Real Estate: Strategies for the Post-Boom Era is a book that breaks down the four essential components of a fix-and-flip business, giving you the building blocks to efficiently buy and sell 1 to 20 properties a month in today's post-boom era housing market. You'll learn about each of the boxes:
Acquisition--How to find and buy a profitable real estate deal. Rehabbing--How to systematically remodel a house and how not to underimprove, or overimprove, your property. Sales--How to sell your flip for the highest possible price in the shortest possible time. Raising Capital--How to get the capital you need to grow your business, including using other people's money, for your real estate deals without getting sued or going to jail. It's also a good bet in states as diverse as North Carolina and Washington State. And with the real estate market projected to bottom out nationally in 2012 (this time for real), there are plenty of houses to be renovated and plenty of money to be made by the enterprising in all fifty states. 92Bubble in the Sun: The Florida Boom of the 1920s and How It Brought on the Great Depression
The 1920s in Florida was a time of incredible excess, immense wealth, and precipitous collapse. It was the largest human migration in American history, far exceeding the settlement of the West. It spawned the suburbs as we know them and the first large-scale assault on the environment in the name of “progress.” Thousands flocked to the grand hotels and new cities rose rapidly from the teeming wetlands. Nowhere was the glitz and excess of the Roaring Twenties more blatant than in Florida. It was Vegas before there was Vegas; gambling was legal and so was drinking (prohibition was not enforced). Tycoons and celebrities flocked to this new frontier. Yet, the import and deep impact of this historical moment has never been explored thoroughly until now.
In Bubble in the Sun Christopher Knowlton shows us the grand artistic and entrepreneurial visions behind Coral Gables, Boca Raton, Mar-a-Lago, Miami Beach, and other storied sites. It was a time when the nightlife raged more raucously than anywhere else in America; workers, mostly black, who built and maintained the boom endured grievous abuses; and the pure beauty of the Everglades suffered wanton ruination. Knowlton also breathes dynamic life into the four forces that made and/or broke Florida in the time: the real estate moguls Carl Fisher, George Merrick, and Addison Mizner, and the once-in-a-century storm whose aftermath included the stock market crash. This essential account is a revelatory—and relevant—history of a specific time that is still affecting our country today.

95Flipping Houses Exposed: 34 Weeks in the Life of a Successful House Flipper
Feel like it’s never going to end? Afraid that you won’t be able to achieve financial freedom, or at least not fast enough to be able to enjoy it?
We didn’t grow up thinking we’d be wasting so many hours of our lives doing things we don’t really want to do, but somehow it just ends up happening.
Too many people are stuck in that life-crushing, soul-destroying rut. It doesn’t have to be that way.
Real estate investing, flipping houses in particular, is the hands-down best way to get out of the rat race and achieve financial freedom.
Now, what if a successful house flipper were to tell you he would be willing to show you everything he is doing, and has been doing for the last 10 years, to successfully flip hundreds of houses? We’re not talking about some basic three day seminar that costs thousands of dollars and ends up just being a huge pitch into much more expensive programs either.
Author Danny Johnson has done exactly this. He pulled back the curtains on his house flipping business and has shared everything involved for 34 adventure-filled weeks.
If you want a dumbed-down book that skimps on actual details and is just a basic overview of how to get started flipping houses, choose another book.
If you want to see what the life of a real house flipper is like, all of the ups and downs, trials and tribulations, marketing, leads, analysis, profits, costs, timelines, and everything involved, read this one.
You won’t be disappointed.

97Profit by Investing in Real Estate Tax Liens: Earn Safe, Secured, and Fixed Returns Every Time
Selling tax liens or tax deeds (depending on the state) are the two ways that counties across the country bring delinquent property taxes up-to-date. This investment is one of the least publicized and safest ways of investing in real estate, designed to give the investor either a fixed return, as in the case of investing in tax liens, or a property for 10 to 50 cents on the dollar, as in the case of a tax deed sale. In most situations, the property is ultimately transferred free of any liens, such as mortgages.
"Profit by Investing in Real Estate Tax Liens" also debunks the common myth that tax delinquent properties are run-down and shows that liens exist on every type of property. Author Larry Loftis, an attorney and active investor, has purchased liens on properties owned by Julius ""Dr. J"" Erving, Hector ""Macho"" Camacho (world champion boxer), "Chase Manhattan Bank," "LaSalle National Bank," and even a building whose major tenant was the local sheriff's department!
In this authoritative guide, Loftis helps investors avoid the pitfalls while answering all the key questions they need to consider:
* What's the difference between investing in tax liens and tax deeds?
* How does an investor go about bidding at tax sales? And what is the process?
* What are the different requirements in each state?
* Where are the greatest risks in this kind of real estate investing?
For investors eager to get started, Loftis's action plan provides details on the next steps to take, while real-life examples in every chapter bring the concepts down to earth.
98The Plaza: The Secret Life of America's Most Famous Hotel
From the moment in 1907 when New York millionaire Alfred Gwynne Vanderbilt strode through the Plaza Hotel's revolving doors to become its first guest, to the afternoon in 2007 when a mysterious Russian oligarch paid a record price for the hotel's largest penthouse, the eighteen-story white marble edifice at the corner of Fifth Avenue and 59th Street has radiated wealth and luxury. For some, the hotel evokes images of F. Scott Fitzgerald frolicking in the Pulitzer Fountain, or Eloise, the impish young guest who pours water down the mail chute. But the true stories captured in THE PLAZA also include dark, hidden secrets: the cold-blooded murder perpetrated by the construction workers in charge of building the hotel, how Donald J. Trump came to be the only owner to ever bankrupt the Plaza, and the tale of the disgraced Indian tycoon who ran the hotel from a maximum-security prison cell, 7,000 miles away in Delhi. In this definitive history, award-winning journalist Julie Satow not only pulls back the curtain on Truman Capote's Black and White Ball and The Beatles' first stateside visit-she also follows the money trail. THE PLAZA reveals how a handful of rich, dowager widows were the financial lifeline that saved the hotel during the Great Depression, and how, today, foreign money and anonymous shell companies have transformed iconic guest rooms into condominiums that shield ill-gotten gains-hollowing out parts of the hotel as well as the city around it.THE PLAZA is the account of one vaunted New York City address that has become synonymous with wealth and scandal, opportunity and tragedy. With glamour on the surface and strife behind the scenes, it is the story of how one hotel became a mirror reflecting New York's place at the center of the country's cultural narrative for over a century.

Whether it's through mortgages, student loans, or credit card debt, nearly all of us (especially real estate investors!) are in the note business. The trouble is, most people are on the other side of it: writing checks to note owners rather than cashing checks as note owners. Understanding how to utilize basic note and financing concepts explained in this book will help real estate investors like you to:
Borrow smarter by making debt your friend. Raise money for your investments easier by understanding and appealing to private investors. Squeeze more profits out of the deals you're already doing by utilizing creative offers and multiple financing strategies. Scale your investing through a passive investment vehicle that is backed by hard real estate without the tenants, termites, or toilets. Use note investing to pay for expenses like student loans and life insurance, or simply to provide additional cash flow for you into retirement. Become the bank and begin to use every form of leverage you have available! Not another cookie-cutter "how to" book, Dave instead takes readers on a journey with him as he looks back over lessons learned across three decades of real estate investing, and the path that led him to his success today in the note industry. He teaches by example, illustrates with real-life stories, and gives a 30,000 ft. view of the note space, introducing readers to a new way of investing.
So whether you're a wholesaler, rehabber, landlord, or even turnkey investor, reading this book will help you turn your focus to the "other side" of real estate. For both new and experienced investors alike, no matter where you are in the real estate business, the strategies in this book can help you build sustainable wealth today and for years to come.
