Failure to address the problem will further destabilize already weakened insurance markets.<\/p>\n\n\n\n<p>Here&#8217;s what you need to know about climate change, insurance, and the <a href=\"https:\/\/www.shortform.com\/blog\/current-housing-market\/\">housing market<\/a> if you&#8217;re considering investing in property.<\/p>\n\n\n\n<!--more-->\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-climate-change-and-insurance\">Climate Change and Insurance<\/h2>\n\n\n\n<p>On May 26, State Farm, announced it would <a href=\"https:\/\/newsroom.statefarm.com\/state-farm-general-insurance-company-california-new-business-update\/\/\" target=\"_blank\" rel=\"noreferrer noopener\">stop selling new policies<\/a> to homeowners in California due to factors <a href=\"https:\/\/www.foxbusiness.com\/real-estate\/state-farm-ceasing-new-applications-california-property-insurance-other-policies\" target=\"_blank\" rel=\"noreferrer noopener\">\u201cbeyond their control<\/a>,\u201d including climate change and historically high rebuilding and reinsurance costs. The announcement came as a growing number of US home insurers <a href=\"https:\/\/www.nytimes.com\/2023\/05\/31\/climate\/climate-change-insurance-wildfires-california.html\" target=\"_blank\" rel=\"noreferrer noopener\">limit coverage, raise rates, and pull out of states entirely<\/a> as natural disasters grow in frequency and intensity.<\/p>\n\n\n\n<p>Let&#8217;s look at climate change&#8217;s insurance effects on homes, specifically in Florida and California.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-california-s-wildfires\">California&#8217;s Wildfires<\/h3>\n\n\n\n<p>California has experienced <a href=\"https:\/\/www.theguardian.com\/us-news\/2023\/may\/27\/state-farm-home-insurance-california-wildfires\" target=\"_blank\" rel=\"noreferrer noopener\">record-setting wildfires<\/a> in recent years, with eight of the biggest fires in US history and three of the top five most deadly since 2017. The state has seen <a href=\"https:\/\/www.fire.ca.gov\/incidents\/2023\" target=\"_blank\" rel=\"noreferrer noopener\">almost 1,400 fires burn nearly 3,000 acres<\/a> so far this year. In 2022, <a href=\"https:\/\/www.theguardian.com\/us-news\/2023\/may\/27\/state-farm-home-insurance-california-wildfires\" target=\"_blank\" rel=\"noreferrer noopener\">7,490 wildfires<\/a> <a href=\"https:\/\/www.forbes.com\/advisor\/homeowners-insurance\/state-farm-california-coverage\/\" target=\"_blank\" rel=\"noreferrer noopener\">destroyed 362,000 acres<\/a>.&nbsp;<\/p>\n\n\n\n<p>In the wake of the devastation, a growing number of insurers are discontinuing or restricting coverage in the state\u2014saying they can no longer afford to pick up the tab for severely damaged properties in natural disaster-prone areas.&nbsp;<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-florida-s-hurricanes\"><strong>Florida&#8217;s Hurricanes&nbsp;&nbsp;<\/strong><\/h3>\n\n\n\n<p>Large homeowner insurers aren\u2019t withdrawing just from California\u2014they\u2019ve been doing it <a href=\"https:\/\/www.nytimes.com\/2023\/05\/31\/climate\/climate-change-insurance-wildfires-california.html\" target=\"_blank\" rel=\"noreferrer noopener\">across the US<\/a> in states encountering more frequent and intense weather events. And experts say <strong>the decades-long deterioration of Florida\u2019s storm-battered insurance market offers a troubling preview of problems that lie ahead for the country at large:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Between 2004 and 2005, three of the US\u2019s 10 most expensive storms in history hit the state. Facing substantial losses, State Farm and other large insurers <a href=\"https:\/\/www.forbes.com\/advisor\/homeowners-insurance\/why-is-homeowners-insurance-in-florida-such-a-disaster\/\" target=\"_blank\" rel=\"noreferrer noopener\">stopped offering home policies to Florida residents<\/a>.&nbsp;<\/li><li>2017 marked <a href=\"https:\/\/www.nytimes.com\/2023\/05\/31\/climate\/climate-change-insurance-wildfires-california.html\" target=\"_blank\" rel=\"noreferrer noopener\">the beginning of the end<\/a> for how homeowner insurers traditionally operated in Florida: In previous decades, periods of calm followed damaging storms, giving insurers enough time to replenish their coffers after paying out claims. But back-to-back storms in recent years depleted many insurers\u2019 reserves and forced survivors to hike rates to compensate for ongoing losses.&nbsp;<\/li><\/ul>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Florida\u2019s Insurance: Hard to Obtain and Expensive<\/strong><\/h4>\n\n\n\n<p>For the past two decades, most national insurers have avoided Florida\u2014not only because of the high risk of storm damage, but also because the state\u2019s tort laws encourage lawsuits: <a href=\"https:\/\/www.baynews9.com\/fl\/tampa\/news\/2022\/10\/04\/hurriacne-ian-and-the-coming-property-insurance-rate-hike-\" target=\"_blank\" rel=\"noreferrer noopener\">80% of all insurance-related litigation<\/a> in the US happens in Florida. (The state was on pace to hit <a href=\"https:\/\/www.cnn.com\/2022\/09\/30\/business\/florida-homeowners-insurance-ian\" target=\"_blank\" rel=\"noreferrer noopener\">130,000 property claim lawsuits in 2022<\/a> even before Ian hit\u2014compare that to the 3,500 that were filed in much-larger California in 2021.)<\/p>\n\n\n\n<p>The bulk of the private insurance market in the state is thus serviced by small, local companies with limited funding. These have struggled: Six of them declared bankruptcy in 2022, well before Hurricane Ian. Some others have <a href=\"https:\/\/www.politico.com\/news\/2022\/10\/01\/hurricane-ian-will-financially-ruin-homeowners-00059615\" target=\"_blank\" rel=\"noreferrer noopener\">stopped writing policies<\/a>.&nbsp;This lack of options, coupled with high levels of risk, has left Floridians with expensive premiums. Residents pay almost <a href=\"https:\/\/www.cnn.com\/2022\/09\/30\/business\/florida-homeowners-insurance-ian\" target=\"_blank\" rel=\"noreferrer noopener\">three times the national average<\/a> for their yearly home insurance ($4,231 versus $1,544).<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-looking-ahead\"><strong>Looking Ahead<\/strong><\/h3>\n\n\n\n<p>Some economists say the federal government <a href=\"https:\/\/www.nytimes.com\/2023\/05\/07\/opinion\/climate-change-homeowners-insurance-housing-market.html\" target=\"_blank\" rel=\"noreferrer noopener\">must take steps now<\/a> to respond to the dire situation unfolding.<\/p>\n\n\n\n<p>They further contend that <strong>Americans who choose to buy homes in areas particularly vulnerable to weather damage should pay higher insurance premiums than Americans in lower-risk parts of the country. <\/strong>This would shield policyholders in lower-risk areas from shouldering financial burdens not of their choosing.<\/p>\n\n\n\n<p>Other economists, however, say that <strong>allowing Americans to live in uninsurable homes simply <\/strong><a href=\"https:\/\/www.nytimes.com\/2023\/05\/31\/climate\/climate-change-insurance-wildfires-california.html\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>isn\u2019t sustainable<\/strong><\/a>: To keep insurance affordable and Americans safe from natural disasters, policymakers should consider purchasing properties in high-risk areas and relocating residents living there.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Why is it a bad idea to buy a house in California or Florida right now?
